Summary

Our Site ID & Acquisition and Operational Management services helped a prestigious institutional investor with the acquisition and ongoing management of a number of developments at sites across the UK. Our client’s investment continues to thrive, with 135 total units and occupancy levels at a very healthy 95.5%.

Context

In March 2016 we were instructed by an offshore trust to identify, acquire and ultimately block manage the client’s first entry into the UK institutional PRS market.

On the back of this success, we were engaged to support the acquisition and management of a further two properties in Glasgow and Sheffield. At a total purchase cost of £2.85 million, these assets would be a sizeable addition to our clients growing portfolio and as such, they required a partner with the knowledge, experience and resources to deliver the best results.

Our Service

We provided a bespoke service that saw the project through from the initial site acquisition to the ongoing management of the properties. This included:

  • Data & Consultancy

Taking advantage of the LSL Group’s vast array of data, we were able to offer detailed analysis to guide decision making in the early stages of the project. This included detailed reports on factors relating to location; public transport access, local amenities, average age, average rents, as well as comprehensive analysis of rental income, occupancy and tenancy duration, single unit valuations and more.

  • Acquisition

We provided the client with an unrivalled choice of top quality off-market sites. Once the client had reviewed our recommendations and agreed to go ahead with the purchase, we handled the entire acquisition process on our client’s behalf; from initial surveys to completion.

  • Full Property Asset & Block Management

Once the assets were acquired, we were appointed to provide full property/block management services for the ongoing smooth running of the property. Our service encompassed the creation and implementation of creative marketing campaigns, tenant find and referencing, tenant liaison, rent collection and review, maintenance and groundskeeping, as well as mitigation of risk and landlord liability.

We also developed a bespoke online Tenant Portal to enable residents to log any maintenance issues and track job progress, access and store rental documents, access a resident’s forum to socially connect with their neighbors, and stay informed of retail discounts, special offers for residents and relevant news in the local area.

Outcome

With 135 units across five sites, and occupancy levels at 95.5%, this project has already been a huge success for our client. As we continue our ongoing relationship with the client, we remain dedicated to making sure that their investment continues to go from strength to strength.
