Global Investment Group
Summary
Over the last two and half years we has been busy supporting a leading global real estate investment group in the successful acquisition, management and disposal of one of their residential property portfolios.
Context
In early 2015, our client acquired a property portfolio with the aim of disposing all assets within three years.
The team are on track to deliver the project within the time frame, and the income currently gained from property sales has exceeded our clients expectations by 5-6%.
Our Service
Due Diligence & Acquisition
We carried out detailed due diligence on over 1500 individual units across 139 locations throughout England, Wales and Scotland. Our work also included additional market analysis carried out on market conditions and likely buyer types, as well as detailed disposal strategies for each asset.
Disposal
Our disposal strategy included breaking up the blocks and disposing of individual units via private treaty and by selling large investment opportunities to both offshore clients and SME investors.
Property Management
In late 2016, the decision was made to move the remaining property management (circa 300 let properties) from the long term incumbent property manager. This provided a number of efficiency opportunities to our client and allowed us to offer a complete ‘asset management’ service for the remainder of the portfolio.
Outcome
At time of writing the disposal plan is currently 75% completed. Our client’s portfolio is achieving 5% to 6% ahead of client expectations. Our team continues to manage individual tenancies and block manage a number of buildings for our client.
We plan to build on this success and further develop our property portfolio services and client base. From sourcing exciting investment opportunities to ‘stress testing’ potential acquisitions and developing bespoke disposal strategies, we have the knowledge, expertise and network to help our client’s achieve their project goals.
